How we work

A Kent practice, clear about scope

TN Accountancy Ltd is a private limited company registered in England and Wales under company number 11425254, incorporated in June 2018, with its registered office at Lonsdale Gate, Lonsdale Gardens, Tunbridge Wells, Kent TN1 1NU.

We are supervised for anti-money laundering purposes, which is a legal requirement — ask us for the details, and ask anyone you are considering. We are not registered auditors: statutory audit requires eligibility through a recognised supervisory body, we perform none, and nothing we prepare carries assurance or may be presented to a lender as audited. We are not FCA authorised, so we give no mortgage, investment or pension advice. And your filings and payments remain legally yours, which is why you approve everything before it is submitted.

Frequently asked

The questions we get most

I sold a rental last year. Is the tax due with my return?

No, and this catches landlords constantly. A residential disposal must be reported and the tax paid within sixty days of completion, separately from your self-assessment. Missing it brings penalties and interest.

Can I still deduct my mortgage interest?

Not as a deduction if you hold personally. It is now a basic rate tax reduction instead, which changes the figures considerably for higher rate taxpayers. Applying the old treatment is one of the commonest errors we correct.

Should I move my properties into a company?

Often no. The stamp duty on transfer, the capital gains on disposing to the company and the mortgage terms frequently outweigh the tax saved. We will run your actual numbers and tell you honestly, including when the answer is to leave it alone.

Was that new kitchen a repair or capital?

It depends on whether it was a replacement of equivalent quality or an improvement. Getting it wrong either overpays tax or invites an enquiry, and it is worth the conversation rather than a guess.

Can you audit our accounts?

No. Statutory audit requires a registered auditor with eligibility through a recognised supervisory body, and we are not one. We will tell you if your company has reached the thresholds where an audit is required.

When do you need my records?

Earlier than you would like. Records arriving in January leave no time to question anything, and the questions are where the tax is actually saved.
